Through-wall flashing and concrete repairs at the Linn-Mar LRC in Marion, Iowa.

New through-wall flashing installed at the base of a brick wall at the Linn-Mar Learning Resource Center in Marion, Iowa

Flashing is what carries water back out of a masonry wall. When it fails, leaks follow.

At the Linn-Mar Learning Resource Center, 2999 10th Street in Marion, the problem was at the base of the brick wall: the through-wall flashing.

Flashing is a membrane built into a masonry wall that catches water that gets behind the brick and carries it back out through weep openings. When flashing fails, the water that's supposed to drain out goes into the building instead.

We opened the base of the wall, installed new through-wall flashing and rebuilt the brick over it, then completed concrete repairs and caulking. It's not work anyone notices when it's done right, but it's what keeps the inside of the building dry.

This is the kind of work we do on schools and campuses in Marion: through-wall flashing, concrete repair and sealant replacement.
