The Problem

Blair House, a high-rise condominium in Cedar Rapids, took a proactive approach to exterior maintenance after years of Midwest weather and the 2020 derecho exposed vulnerabilities on its west elevation. Failing window sealants, cracked concrete, and early signs of water intrusion had the potential to impact the building’s interior if left unaddressed. The condo association engaged TNT to perform preventative work — window perimeter sealant replacement, cleaning, vertical concrete patching, and water repellent application — to keep the building watertight and protect residents’ homes.

Our Solution

With five previous projects already completed at Blair House, TNT came into this phase of work with a strong partnership and deep familiarity with the building. Together with the condo association, we planned a six-week schedule in early spring to get ahead of pool season and minimize disruption to residents. Even with Iowa’s unpredictable late-winter weather, our crews kept the project safe, efficient, and on track.

The scope of work was focused on protecting the building’s interior from moisture infiltration. Key elements included:

Replacing window perimeter sealants and joint caulking to prevent water intrusion
Vertical concrete patching to repair deteriorated areas
Cleaning the façade to prepare for protective treatment
Applying a water repellent system across the west elevation
Coordinating daily with the property manager and residents to keep entrances open and the site clean

Project Results

‍

The west elevation was successfully restored with a stronger building envelope, improved weatherproofing, and a refreshed appearance — all delivered on time and within budget. Just as important, residents experienced minimal disruption throughout the process.

This was the sixth project TNT has completed for Blair House, reinforcing our role as a trusted partner in the building’s ongoing care. Future phases are already being planned, including a phased approach to the east elevation to align with budget and scheduling needs while maintaining proactive protection of the property.
