Washington County Courthouse

The Washington County Courthouse anchors the square in Washington, Iowa, and like most Iowa county courthouses of its era it was built to last with materials that assumed regular maintenance. A century of southeast Iowa weather does not care about that assumption. Civic buildings like this one carry a public expectation of permanence and a maintenance budget that rarely matches it, which is how a courthouse ends up needing restoration rather than upkeep.

The condition we found was consistent with the building's age and exposure. Mortar joints had recessed and opened, letting water into the wall assembly, and the stone detailing showed the cracking and displacement that follows once water gets in and freezes. On a building of this construction, the mortar joint is the sacrificial element by design. It is supposed to fail before the stone does. The problem is when nobody replaces it and the water moves on to the stone instead.

TNT's scope covered full repointing with mortar matched to the original in strength and composition, along with stone patching and replacement where units had deteriorated past repair. Matching matters more on a historic civic building than almost anywhere else. Modern Portland mortar is harder than the surrounding historic masonry, so it transfers movement into the stone and brick instead of absorbing it. Getting the mix right is the difference between a repair that protects the building and one that quietly accelerates the damage.

The courthouse now has a sound, water-shedding envelope and stone detail that reads the way it was built to read.
