Don't ignore that white, powdery residue on your brick or stone.

If you notice a white, salt-like film on your masonry, that’s efflorescence. It forms when water moves through brick or stone, dissolves natural salts, and then evaporates at the surface, leaving a white deposit behind. Efflorescence isn’t the real problem; it’s a symptom. Think of it like going to the doctor with a cough—the cough isn’t the root issue, it’s a sign something deeper is going on. The same applies here: efflorescence means water is getting into your wall system.

What to Check:

  • External Water Sources: Inspect gutters, downspouts, flashing, and coping stones for leaks, blockages, or drainage issues that may be directing water into the masonry.
  • Needed Repairs: If the issue isn’t external, you may need tuckpointing, sealant replacement, or other repairs to stop water penetration.

Efflorescence is your building’s warning signal. Address the moisture source early, and you can prevent far bigger—and more costly—structural issues down the road.
